We strive to keep landlords informed of any issues, whether it be a maintenance complaint raised by the tenant or an issue you need to be aware of relating to the various Housing, Landlord and Tenants Acts, ensuring your property is fully compliant with the latest safety regulations for your tenants.

Full Management Service

Let us take complete control of the management of your rental property making it is totally problem free for you. Our full management service includes marketing, viewings, rent management and repair services.


In addition to placing a “To Let” board, we will guarantee that the maximum number of people possible view your property.

We will circulate details – including photos, to our many registered tenants, advertise it on the main property websites such as Rightmove and Zoopla and inform tenant selection and relocation companies.


We will accompany prospective tenants on viewings and interview them to obtain credit references and guarantees where appropriate; we will then advise you of any applications immediately.


All of our tenants are fully vetted and referenced prior to being granted a tenancy in one of our student properties. In addition, we ensure that each of our tenants has a guarantor in place if necessary, who is also referenced, credit checked and vetted.

Initial Arrangements

Once you have agreed to let the property we will arrange for the Inventories and Schedules of Conditions you need prior to a tenant signing up. We will also hold the tenant’s security deposit.

Tenancy Agreement & Full Inventory

Preparing the documentation required by the current legislation and collecting the deposit and first month’s rent is all part of our services, coupled with a full inventory prior to occupation offering detailed photographic reports.

Managing the Deposit

By law the tenant’s deposit is required to be held within a government approved scheme and at Golding we use DPS.  If there is a dispute at the end of the tenancy this offers a quicker way of resolving it, without the need for court action.

Rent Management

Arrange an inspection at the end of a tenancy and ensure it corresponds with the original inventory

Ongoing Maintenance & Refurbishment

Golding have an in-house maintenance team and property inspectors directly employed by the company, who will regularly visit your property and ensure that it is being well kept and maintained.

When any repairs are required we will consult with you and arrange for these to be carried out on your behalf.

We also offer a full renovation and refurbishment service for landlords who wish to upgrade their properties for investment purposes. We advise landlords how to make properties attractive to tenants and the thriving student sector. 


We will contact you in ample time before the end of the tenancy to discuss your future plans. If the tenant is moving out, we will arrange a full inspection and inventory check and discuss with them anything other above fair wear and tear, before releasing their deposit upon your approval.

Once a landlord has formally appointed us to let a property, we will take care to ensure the property is let quickly and with the minimum of fuss.
